FAQ FOR EXPAT HOUSING LIMBURG

We’ve collected the most frequently asked questions here to help you quickly find the information you need.

Security Deposit – at least one or two months’- rent.

  • Copy passport

  • Copy last pay slips (from current or previous employer)

Within a couple of working days after your move, you must register yourself/partner/roommates/children at your new address. This applies to those both renting and buying an apartment or house. Please note that failure to register at the right address can result in a penalty. An incorrect registration can also affect your housing benefit and taxes. You can register in two ways: in person or online. For the Expats it’s mandatory to present physically for the process.

In Roermond, municipality taxes have to be paid by the tenant directly to the municipality, not the housing agency. Municipality taxes can be paid directly to the municipality after you receive the annual tax bill (aanslag).
You can pay it in full or in installments via:

  • Automatic bank debit (automatische incasso)
  • Online payment using iDEAL via the municipality’s website
  • Bank transfer with the payment details mentioned on the bill

This depends on your profile, but most contracts require the tenant to stay in the home for a minimum of 12 months. (Applicable to Rentals)

To qualify, your monthly gross household income should be at least three times the rent. In the case of couples or shared tenancies, the requirement may increase to 3.5–4 times the rent.

Furnished – The apartment comes fully furnished and equipped except kitchenware and bed linen(extra). You’ll only need to bring your personal belongings.

Unfurnished – Not possible with Expat Housing Limburg

Placeholder Apartments – Available for a short stay until your chosen apartment comes available.

Service costs (or “servicekosten” in Dutch) are additional housing costs not included in the basic rent. These are paid by the tenant and cover things like general maintenance, cleaning of the building, hallways, elevators, mailboxes, and other shared facilities. Details are mentioned in the rental contract.

Utilities are the essential services that keep your home running smoothly and comfortably. These usually include water, electricity, and gas. Depends on house to house.

First payment: Deposit + first month’s rent (agency fee not included).

Registration cost, municipality cost and end cleaning cost.

If moving in after the 15th, you may need to pay the rest of that month + the full next month.

VvE (Vereniging van Eigenaren)

A VvE is an association of apartment owners. If you buy an apartment in the Netherlands (flat, studio, or any building that’s divided into separate units), you automatically become a memberof the VvE. You can only leave the VvE if you sell your apartment—the new owner will then take over your membership. The VvE looks after the building and common interests of all owners, such as maintenance, repairs, and insurance.

Every VvE must follow Dutch law. In addition, each VvE can have its own extra rules written in official documents (splitsingsakte and splitsingsreglement). These rules are legally binding. Not following them—like not paying your VvE contribution—can have serious consequences, including the risk of losing your apartment.

In most cases landlords and or their agents will require you to sign a Dutch contract. An English translation is generally given, but not in all cases.

  • Balance sheets for the past 3 years
  • Profit & loss statements for the past 3 years

These documents help verify the financial stability of your business and your ability to meet rental or mortgage commitments.
